How do you guys get a fresh surface on your VCT floors before recoating?

I have VCT floors in my shop and it's time to re-wax or whatever acrylic coating I choose. So, how do I remove the top layer of wax, dirt, tire marks, etc before applying a new coat? Please be specific. Oh, and the black pad on my machine is NOT aggressive enough. (the picture is of a cleaner version of what I have). Thank you

clean first

We use a chemical cleaner to remove the wax first. This stuff is great on grease but also removes wax... really easy. Yes i found out the hard way.
Brand name is Betco the type is Super Kemite. We spray it on lightly full strength with a bottle sprayer(yard type) and then mop. Rinsing mop well.
Yes we use a black floor pad for a commercial floor buffer and scotchbrite on a grinder for the tight areas. you seem disappointed with the black pad? Our pad will cut right thru the tile in about 30 seconds. Maybe you don't have the correct type?
