Designing New Garage

I planning on breaking ground on my new Garage/Shop in June 08.

I thought I would start a thread here and update it as the project progresses.

Right now I am in the design phase so comments and suggestions will be appreciated.

First, I am posting a picture of a gas station that is the inspiration of my design:



I am planning on a 24' X 48' building with a 19' X 14' drive through. It will have a 10ft. ceiling throughout and the garage doors will be 8' X 8' (Edited 1/6/08 to 9ft wide by 8 ft high)

Here is my floor plan so far:



The room on the east will be for my "Clean/Dirty" work area. Sanding, painting, etc. I will have no tools or furniture in that room so it can be cleaned out easily.
The 3 rooms in the back from left to right will be the bathroom, compressor & dust collector room and the beadblaster & parts washer room. The rest of the area will be the main work area.

Man u have done it right

My friend built a 20x24 garage for like 60,000 that is with not doing a thing no labor. Roger what do u think u have into it so far......I was just curious do to the fact that I will break ground this winter or spring. U really have done a good design and work and its coming out great cant wait till the end. :thumbup:

Wow. 60K for a turnkey 20X24 garage sounds absolutely outrageous to me. That's 480 sqft compared to my 1,476 sqft (including drive thru). And, mine has a full bath and utility sink.

I don't see how my figure could ever be an apples vs. apples comparison for you. Things will be much cheaper in San Angelo vs. Sacramento. And, the way I paid for this job would be way beyond what would be a normal deal for someone. However, let me explain some stuff and that may help.
I did all my own site preparation and plans. And I also saved a bunch doing all the electrical and some plumbing myself. I will also finish the plumbing, taping/floating and paint myself.
I can tell you that my construction crew has been a guy in charge (whom I am friends with) and two helpers. I pay them all hourly. Occasionally I get charged extra by them for gasoline and miscellaneous expenses. I pay for all materials directly to the vendors. The things subbed out were the concrete work, roof, a little bit of plumbing and garage door installation. Altogether, the concrete work will be about $13,500. The plumber was $2,800 including the $600 payment to the city for the sewer hook-up.
I have used expensive stuff.
Windows were $3,500. The 2 Heat/Cool A/C units were $1,400 together. Roof was $4,800.
Garage doors and installation will be about $3,000.

I still have to estimate but when all the guys are out of here in 2 weeks, It should be at a little less than $70K for everything to that point.
Then comes in/out paint, lights, big screen TV, epoxy floor, cabinets, gas pump and all the other nic-nacs.

After I first read your question, I discussed it with my contractor/friend. He was guessing turn key on my shop would be $120K. I would think it would have to be a lot higher in place like Sacramento.

I ended up not doing very much of my own work at all on my garage.
The original plan was to do my own siding and roofing ... but when it got to be December, I decided against it. :D
All I ended up doing was the finishing up of the electrical, installing the garage doors and some shovel work of the back-fill.

There was considerable excavation done to remove the topsoil and get down to a clay base.

I haven't totalled up everything to the penny yet (scared to?) but I would estimate the total cost of my 24 x 34 "turnkey" to be around $40K.

Poured concrete drive today

Wow. My new concrete guy is good. I wish I had used him on the building slab too instead of the jail bird.

You are doing a great job and I was thinking that your garage is bigger and better than most people's houses.hehehehehhe I am really interested to see the final project done so I can show the wife that when u do it right it looks like a extention of ur house. Do u mind me asking how big ur house is that the garage sits next to and do u have a garage already or is this the first 1 on the property. Great job again. :pimp:

I have a lot-layout posted a page or 2 back.
My house does have an attached 2 car garage with an overhead apartment. There is a pic of that too. My house is about 2,600 sq ft including the apartment but not garage. My lot is 4.1 acres but all the improvements are on the southern 2.5 acres except for 1 of my 3 water wells.

New Doors

My new doors have been installed.
They have to be painted so I haven't put on the fake hinges and handles yet.


The 20 inch radius rails get them up pretty high to the 10ft ceiling:

Progress Report

Coming along with inside paint so I thought I'd post some pics of the progress.

Got the heat/AC unit installed in the main area and you can see the paint test board and paint scheme.

The restroom tile is coming along. I'm waiting on the guy doing it to finish another job and come back and finish this.

Anyone got recommendations on types of epoxy to use for my floor?
What do you think would look good as far as color for the floor also?

And what about the clean room floor? Maybe just some kind of sealer in there?

Roger, Tennant Floor Coatings is probably the best you can get, but may be expensive. Years ago before retirement, I had a big aircraft hanger and all the support shops coated with Tennant and they still looked like new 6 years later. There was a 16 ton aircraft tug with chains on that pulled an airplane into the hanger, turned around and departed before the guys could stop him but he did not damage the coating!!! Their contact number to locate a distributor etc is 1-800 553 8033. I plan to use their product on my floor if I can afford it. We will go with a light gray or tan. My son is big on making sure it does not cause light distortion to screw up paint colors. He has young eyes that can tell the difference, I guess.

PS If you are going to use a floor coating, don't apply a sealer, otherwise you will have to acid etch to remove it!!!

roger, call barry knives at spi. the price is half of what you see elsewhere. it's just epoxy. one note, the cute little specs the sell to throw on the floor make it impossible to find something you drop :( ask me how i know.

I haven't decided on my epoxy floor yet.
But, I have decided to prep the concrete by grinding it with a diamond wheel cup versus using an acid etch. After I grind it, if I like the way the floor looks, I may consider just using clear epoxy. I have contacted the supplier for Wolverine coatings and their clear seems to be designed for good adhesion since it is used for primer also.

Update:
I have been working on taping and floating (done), installing lights (also done) and inside painting. Also, the restroom tile job is still ongoing. I am working on cabinet designs and will get those to a cabinet maker soon.
I'll post new pictures in a few days.

Looking real nice there! Keep up the good workmanship. I would put a lift in if you want to do any car work. All the big tire places usually shift out theirs on a cycle so you can get a nice used one cheap, or if you have the money you could get yourself a new one too. It saves you alot of time that you would normally be VERY painfully streached under a car if you are working on one. And there is a ton of other uses you can put those things too.

Updated Pictures

Things seem to be moving along slow at this point.
There is still much to do but I am doing it all myself since the contractors finished their part.

Here is the outside. I still have to do the painting. Then the fun job of finding a gas pump, signs and nic-nacs. Had a couple of loads of caliche fill hauled in to smooth it up around the building. Still some more work to be done though.



Here are a couple of shots of the 14X24 clean room. It is done. I just finished putting an epoxy floor down on it. I used EpoxyGuard. Put lots of lighting in there too.





Here is a shot of the blaster and compressor rooms.
They are done too. I put Quikcrete epoxy on those floors.(2 coats of color and 2 coats of clear.)



Here are a couple of shots of the restroom. One though the outside door of the building and one through the inside door.
It is done except for some trim painting and I ran out of epoxy grout for the floor so a little more to do on that.





There is still a lot left to do in the large (660 sq ft) area.
I need to decide what to do with the floor. I am leaning towards using the Wolverine epoxy system unless I get talked into using Racedeck.
Also, I am going to have custom floor and wall cabinets built for the south wall.
Here is what it is looking like now. I got all the lighting done.
Electrical final passed and am ready for plumbing final and construction final.





I used my extreme wide angle lens for these shots. It can make things look a little distorted at the edges in case you were wondering.
