MRGM i have the electric utilities there. and being in the line of work i am in, i know what to do about the codes. the thing about Abilene is you will have to update the building only if you spend so much or renovate so many sq ft or will be considering the building a public place. i will just get diff permits at different times. and kinda helps if ya know the local code guy . also on somethings it will be cheaper to pay the fines then to do it the "right" way, then there are things they can make you change to to the "right" way and end up being stuck. if all else fails i will get a small trailer, park it up front and get it rezones to a residential area, (it used to be zones as a residence) then call the building a storage building and that will be that. hopefully .

I can have the water and sewer brought to the property line (if needed) without the city looking at the building. then i can do the rest to the building myself. easy work.

i can always get around the city-problem will be getting my a** in gear

BigMac Just don't spend alot of money on your shop to find out later that the city will not let you have any utilities turned on without spending another 50k

BstMech My old neighbor built houses etc., he said sometimes it's easier to go ahead and build to code without a permit and pay the fines later. He didn't do that personally as it could get his license revoked, but he suggested that to a few of the neighbors and a few never did get fined. I guess living out in the boonies it's easier to get away with. Living in the boonies doesn't always mean it's easy to get a permit, as that was the case where I used to live in the suburbs of Phoenix.

BigMac MRGM,
I grew up around Abilene and down there all the time. Great place to live and plenty of buildings to build a nice shop without code enforcement going after you. I would still check in case you want to ever build a paint booth or anything like that.
I always check code enforcement and zoning before I buy property anywhere. Better safe than sorry. Also at 5000 sq ft. , you might have a problem with Fire Marshall unless you have sprinklers.
Now is the time to check all this out not when you are going after a C.O.

MRGM well i prefer the storage section to be separate. that will contain non automotive stuff in there. The security issue should not be a problem. there is a bike shop about 2 blocks down, he said that he has never had a problem with thievery. he also said that sometimes he leaves the back door open by accident and never had a problem. i will also talk to the Brinks guys next door and see if i can get a direct connect to them . about two streets over is 4 lane "freeway" and there are alway cops using that road because the police station is about 4 blocks down. so i hope ill have no problem with that kinda stuff..

fat50 I would have a door to get into the storage from inside the shop.
And being from Detroit, I would get rid of the door in the alley and the skylights, Thats just easy access for an "out of the way" building.

MRGM the one towards the bottom is an existing 8' the new on i install should be 10' wide.

Kevin45 Maybe I ought to clarify my previous statement. I was talking about the width of the door. The sketch showed the LH door at 8' wide. Not wide enough. My car trailer barely fits in a 9' opening with only a couple of inches on each side. I would at least go with 10'wide minimum.

BstMech It's not just vehicles you have to consider being too tall to fit through the doors. I have a 10x10 door, the other day I had our new air compressor in the back of my truck backing it in to unload and it barely within about an inch fit under. My truck sits a little lower than stock height for a half ton Chevy.

But there's always those really wierd situations we get ourselves into where that extra foot or two of clearance would be well worth it as well.

MRGM well the bottom of the joist is a little bit above 12', guess the next can be 12' instead of the 10'. thanks for the advise

adtkart It's your shop, but I personally like the tallest door I can get. You never know what you will need to move in thru it.

poncho62 I would also be concerned with the height of the doors......I wish I had taller doors. My extended roof camper van is a pain fixing outside in the winter.

Kevin45 Look great. One thing I did notice though is that you have 8' doors. If 8' is the width then that is not wide enough. I have the standard 9'x7' doors on my garage and my car trailer just barely makes it through the opening. The 9' is the width. If you are going to be moving cars in and out I would go no less than a 10' wide door just for the ease of coming and going. Just a suggestion.
