I cleaned out all the water, dried everything off and the garage flooded again! This time even worse than before! I wonder if my insurance covers this? Thats a lot of work drying everything out and clearing out all that water, nearly over my shoe top this time!! The snow melts and the water runs under the garage door and into the middle of the floor, the drain dosn't work, must be full of dead mice again! I bet my insurance dosn't cover this!! I have been here 10 years and this has NEVER happened before??

get a piece of steel pipe 3 or 4 inch, more than the width of the door.rip the pipe length wise to create what looks like eavestrough. chip out the asphalt or gravel directly in front of the door and to the low side.embed the pipe so that when the water goes toward the door, it goes into the pipe and away.the trough isn't big enough to cause problems.
this will work in most cases, you will know if it can help you.mike

I'm having similar problems as well. I have a ranch style house with a 2 car garage in the basement. The driveway was exavated about 3 feet below grade and surrounded by either a 2' stone wall at the end with a piece of 6" PVC pipe going to the easemet behind my property or the soil is banked. I'd love to see the jeanyus who did the elevations on my house! The imaginary grade level is about 3-4' high at my garage doors.

The water table is high and I have water perculating through my new asphalt driveway, appron going into my garage and in my garage. My driveway is full of ice from the water comming up.

I've resorted to putting a sump pump in the corner of my basement by the garage where I'm having problems. I've just about finished and boy did that do the trick! My garage is dry along with the apron. Now I just have to waite for the ice to melt in my driveway.

I'd call the insurance company and see. Down here there are floods everywhere. They had an apartment complex in the news that had to be evacuated twice this week due to flooding. The ground is froze and when the snow starts to melt it cannot seep in. Heading up north yesterday it looks like small lakes everywhere. I don't think I ever remember it looking like this before either.
